Senior Accountant will be responsible for overseeing the accounting operations for multiple real estate properties and projects. You will ensure the accuracy of financial reporting, compliance with industry regulations, and efficient management of financial processes. The ideal candidate will have significant experience in real estate accounting, including property financials, lease accounting, tax filings, and financial analysis. You will also mentor junior accounting staff and collaborate with senior management to support strategic financial planning and decision-making.
Key Responsibilities:
Financial Reporting & Analysis: Oversee the preparation of accurate and timely monthly, quarterly, and annual financial statements, including balance sheets, income statements, and cash flow reports for real estate properties and projects.
General Ledger Management: Maintain and manage the general ledger, ensuring all entries are accurate, complete, and properly classified. Perform monthly reconciliations and close the books in a timely manner.
Property Accounting: Supervise accounting for property operations, including rent collections, operating expenses, capital expenditures, and cash flow management. Ensure accurate recording of transactions for all real estate properties, developments, and investments.
Tax Compliance: Manage tax-related accounting, including preparation of property tax filings, sales tax, and tax planning for real estate transactions. Coordinate with external tax advisors for year-end tax filings and reporting.
Budgeting & Forecasting: Lead the budgeting and forecasting process for real estate properties, providing financial insights and recommendations. Work closely with property managers and project teams to ensure financial goals align with operational strategies.
Accounts Receivable & Payable Oversight: Ensure efficient management of accounts payable and accounts receivable functions. Supervise tracking of tenant payments, vendor invoices, and collections, ensuring timely payments and managing outstanding balances.
Lease Accounting: Oversee lease accounting activities, including the proper treatment of lease agreements, rent escalations, and CAM (Common Area Maintenance) reconciliation. Ensure compliance with lease terms and GAAP or IFRS standards.
Financial Modeling & Reporting: Develop financial models to assess property performance, investment returns, and project profitability. Provide insights to senior management on potential risks and opportunities.
Audit & Compliance: Lead internal and external audits, providing necessary documentation and responding to auditor requests. Ensure all financial practices are compliant with accounting standards, company policies, and regulatory requirements.
Process Improvement: Continuously evaluate and improve accounting processes and systems to enhance efficiency and accuracy. Implement best practices and automation where possible to streamline financial operations.
Team Leadership: Mentor and supervise junior accounting staff, providing training, support, and professional development opportunities. Review and approve work completed by junior accountants.
Collaboration with Management: Provide regular financial updates and reports to senior management, contributing to strategic planning and decision-making processes.
Qualifications:
Bachelor’s degree in accounting, Finance, Business Administration, or related field. CPA (Certified Public Accountant) or equivalent professional certification preferred.
Minimum 10 years of accounting experience, with at least 2-3 years in a senior or supervisory role within the real estate or property management industry.
Proven experience with real estate accounting principles, including lease accounting, property tax, and financial reporting for real estate assets.
Experience with real estate accounting software and advanced proficiency in Microsoft Excel (pivot tables, financial models, complex formulas).
Ability to analyze complex financial data and provide actionable insights to management.
Excellent communication skills, with the ability to present financial information clearly to non-financial stakeholders.
